Any unit can have a pending application, at any time. The first applicant to complete the process and pay all associated fees, deposits & pro rated rent will secure the unit.  Once you apply & qualify, all fees are required in 2 business days to remove the home from marketing.  We don't hold units, and requirements are the same for all listings.  Please read requirements thoroughly!

Application Fee: 

• Non-Refundable Application Fee of $100 is required for all occupants over the age of 18.  Each applicant must qualify. 

Admin Fee:

• Admin Fee is $500 and covers the in house processing of the paperwork, routine inspections completed during the lease term, and removing the unit from all marketing. 

Deposit:

Deposit is based on the credit score and report collected (equal to monthly rent rate, unless noted otherwise in the listing info). It is considered a “Non-Refundable Hold Fee” until the lease is signed. If a lease is not signed within 48-hours, the property will be re-marketed, and other applications will resume. After the lease is signed, the Hold Fee will then be converted into a refundable security deposit based on your move-out condition report.

•      640 - 679 Credit = Double Deposit (Single Deposit possible w/ good rental history report evaluation)
•      680+ Credit = Single Deposit

Please keep in mind, each applicant must have the minimum score of 640+  and nothing below that will be approved.  We don't combine/average scores, or allow co-signers for credit. 

Income Required:

• Local, current and verifiable income in the amount of 3x the rent rate for which you're applying for is required. We do allow co-signers for income (not credit), and they must also apply & qualify. 

Pet Fee:

• Non-Refundable Pet Fee is $500. We have a 2 pet limit in all pet friendly units, unless noted otherwise in the listing. Breed Restrictions apply unless stated otherwise, as well. All pets are screened through a third party screening service before allowed in, or on, the property. Pet rent is $25 per month/per pet. Breed will be verified with vet records and vaccinations must be current.

A few final notes:

Processing time typically takes 2-3 buiness days to complete. No utilities are included in our rentals.  Outstanding collections, payment issues with previous landlords or utility companies, felonies against person or property, or bankruptcies/evictions under 10 years old will not pass our screening, and will be cause for denial.
